Where every number on MortgageGrades comes from, and what each source cannot tell you.
The primary source. Published annually by the Consumer Financial Protection Bureau at ffiec.cfpb.gov under the Home Mortgage Disclosure Act. Each row is one application: lender (by Legal Entity Identifier), property county, action taken, loan type and purpose, amount, interest rate, rate spread, fees, borrower income and demographics, and denial reasons. We use the 2023, 2024, 2025 releases. The CFPB modifies a small number of fields before publication to protect applicant privacy; those modifications do not affect any figure we show.
Limits. HMDA does not record credit scores in the public file, customer satisfaction, closing times or servicing quality. Some small depository institutions are exempt from reporting pricing and fee fields, shown here as "—".
HMDA identifies lenders only by LEI. Legal names, headquarters city and state come from the GLEIF registry at gleif.org. Where GLEIF's legal name differs from the name the lender filed under, we show the HMDA filing name.
County names and FIPS codes from the 2020 national county file.
HMDA data is published once a year by the CFPB. The current release covers applications acted on in calendar year 2025. Each new release is processed within a month of publication and every grade is recomputed.
The underlying federal data is public domain. Our aggregates and grades may be quoted with a link to the page they came from.
